Ali`i Health Center (AHC) and Ali`i Ambulatory Surgery (AASC) is seeking a Facilities Manager to be responsible for maintaining a safe, compliant, and fully operational healthcare environment at AHC (Keauhou Shopping Center) and AASC (Walua Road) locations. This includes managing day-to-day operations, performing maintenance and repairs, ensuring regulatory compliance, managing construction projects, managing and supervising maintenance employee(s) and environmental service workers, and maintaining security. They will also play a crucial role in emergency planning and response.
The primary role of the Facilities Manager (FM) is to oversee the maintenance and operations of the healthcare facilities (AHC & AASC). They should understand the facilities` designs as well as the equipment, both medical and non-medical, that are used within. The Facilities Manager must coordinate with internal healthcare professionals and departmental managers constantly to determine the facility`s needs, deadlines, and schedules.
DUTIES & RESPONSIBILITIES
· Managing day-to-day maintenance and facilities operations for AHC (5 clinics, 1 administration office) and the Ali`i Ambulatory Surgery Center located on Walua Road. This includes tasks like space allocation, equipment maintenance, and ensuring smooth functioning of all building systems. Managing preventive maintenance and construction vendors and completing maintenance requests
· Maintenance and Repairs: Identifying and addressing maintenance needs, coordinating and performing repairs, and overseeing preventative maintenance programs.
· Compliance and Certification: Ensuring the facilities adhere to all relevant healthcare codes, regulations, and standards. Perform and document routine safety inspections on a daily, monthly, and quarterly basis to comply with local, state, and federal regulations
· Emergency Planning and Response: Developing and implementing emergency procedures, training staff, and ensuring the facilities are prepared for various emergencies/disasters. Address emergencies as they arise
· Construction and Renovation Projects: Managing the planning, design, and execution of construction and renovation projects, including contractor selection and budget oversight. Coordinate and assist with office relocations for projects
· Security Management: Overseeing security measures to protect patients, staff, and assets
· Budget Management: Developing and managing budgets related to facilities operations, maintenance, and capital projects
· Staff Management: Training, supervising, and evaluating facilities staff, including maintenance personnel and other support staff (environmental service workers)
· Equipment and Supply Management: Monitoring the condition of medical equipment and supplies, recommending upgrades, and overseeing procurement of consumables pertaining to the maintenance department. Monitor and update service contracts on existing equipment
· Utility Management: Ensuring efficient and reliable operation of utilities such as HVAC systems, electrical systems, and plumbing/water systems
· Environmental Safety (Interior and Exterior): Maintaining and monitoring a safe, clean, and healthy environment for patients and staff, including addressing issues related to infection control, hazardous waste disposal, and workplace safety
· Collaboration: Working with various departments within the healthcare organization, including clinical staff, administrative staff, and IT personnel. Perform other related duties as assigned
REQUIREMENTS

· Current Hawaii Driver License with a clean driving record (CDL is a plus)
· Reliable transportation to and from work
· Ability to pass a pre employment drug screening and background check
· Ability to manage 1 part time technician
EXPERIENCE/TRAINING
· A clear understanding of HVAC systems and associated preventive maintenance
· Demonstrated knowledge of electrical systems and their functions in a commercial healthcare environment
· Demonstrated knowledge of plumbing systems, components and their functions in a commercial healthcare environment
· Knowledge of clinical operations, facilities and equipment
· Knowledge of medical gases and systems
· Excellent written and verbal communication skills
· Able to work independently with little to no supervision
· Demonstrate leadership ability
· Proficient in Microsoft applications
· Must have proven ability to maintain professional conduct, maintain high degree of integrity, and confidentiality
· 5+ years of facilities experience, preferably in a medical clinic setting
· Must be familiar with clinic equipment.
· Must be able to work in a fast paced work environment while meeting deadlines as directed.
· Must be able to lift 50 pounds.
· Must be able to stand, walk, climb ladders for extended periods of time.
· Must be able to multi task, have excellent inter-personal skills.
