Description: Condominium Security Specialist

Security Officer Job Purpose: Maintains safe and secure environment for Residents and employees by patrolling and monitoring premises and personnel.

Security Officer Job Duties:

Security Officers responsibilities include the following but are not limited to:

  • Secures premises and personnel by patrolling property; monitoring surveillance equipment; inspecting buildings, equipment, and access points; permitting entry.
  • Obtains help by sounding alarms or contacting emergency personnel and/or service vendors/contractors.
  • Prevents losses and damage by reporting irregularities; informing violators of policy and procedures; restraining trespassers.
  • Controls traffic by directing drivers and residents on proper procedures for the loading zones.
  • Completes reports by recording observations, information, occurrences, and surveillance activities; interviewing witnesses; obtaining signatures.
  • Completes reports and maintains concise and accurate records/documentation of water leaks or other malfunctions that may lead to damages to units and/or common areas.
  • Completes reports and maintains concise and accurate records/documentation of guest/contractor check in/outs, reservations for amenity areas.
  • Maintains environment by monitoring & setting building/equipment controls, and enforcing rules
  • Maintains organization's stability and reputation by complying with legal requirements.
  • Ensures operation of equipment by completing preventive maintenance requirements; following manufacturer's instructions; troubleshooting malfunctions; calling for repairs; evaluating new equipment and techniques.
  • Contributes to team effort by accomplishing related results as needed.

Additional responsibilities can include:

  • Identify visitors and ask for appropriate documents.
  • Guard against theft and maintain security.
  • Respond to alarms and calls of distress.
  • Stop suspicious people and ask for identification.
  • Investigate thefts and file police reports.
  • Call for aid if necessary.
  • Use walkie-talkies, pagers, and cell phones to stay in contact with security personnel.
  • Answer telephone calls to take messages, answer questions, and provide information.
  • Report rule infractions and violations.
  • Regulate and monitor building systems.
  • Inspect all doors and entranceways to ensure locks are in place and working.
  • Monitor call in lists.
  • Provide carts for use.
  • Accepting/ receiving parcels/packages and providing for residents following procedures
