Our Store Development team's mission is to open high-quality stores, on time and on budget. We also maintain a portfolio of 500+ existing stores to keep Grocery Outlet available to our core shoppers within their communities. The talent and dedication within our group combined with consistent collaboration allows us to maintain a fast-paced schedule and accomplish our goals every day. The team partners cross-functionally with Finance, Operations, and Strategy to execute new store and renewal transactions with discipline and speed.

About the Role:

The Real Estate Specialist position will report to the Manager of Real Estate Operations. The Real Estate Operations group supports and executes Store Development measures to guide Grocery Outlet's real estate needs, including opening new stores, lease renewals, and the lease administration of existing locations. The Real Estate Specialist owns transaction support workflows and process execution across new store and renewal deals, including schedule control, document routing, data integrity, and cross-functional coordination with internal partners and external deal stakeholders. The ideal candidate is a critical thinker who is extremely organized, has superb customer service and communication skills and can independently manage multiple active deals and deadlines with accuracy and professionalism.

Responsibilities Include:
  • Partner with Real Estate Managers and Directors to assemble complete transaction packages and executive approval materials for new store opportunities.
  • Coordinate cross-functional inputs and decision metrics for lease renewals and portfolio actions to support executive approval decisions.
  • Own and maintain critical transaction timelines, approval milestones, and key lease dates across new store and renewal pipelines.
  • Maintain accurate and audit-ready transaction records across databases, CRM systems, mapping platforms, and document repositories.
  • Maintain recurring pipeline and status reports for leadership visibility and process tracking.
  • Advise internal and external partners on transaction processes and procedures to ensure consistent and compliant execution.
  • Lead document routing and signature workflows to ensure timely and accurate execution of leases, amendments, and related agreements. Conduct notarization/wet signatures on appropriate legal documents with Senior Management.
  • Implement trouble-shooting and problem-solving measures as they arise from deal activity.
  • Provide support as needed to the Manager of Real Estate Operations.
About the Pay:
  • Base Salary Range: $80,000 - $90,000

About You:
  • College degree.
  • Minimum of 5 years' experience in retail real estate.
  • Have intermediate Excel, strong PowerPoint and Word abilities.
  • Experience with transaction tracking systems, lease administration platforms, or real estate CRM tools preferred.
  • Demonstrates excellent, analytical, organizational, and documentation skills with strong written and communication.
  • Driven to provide excellent service and experience in the transaction process.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram form.
  • Problem solving and pattern detection competencies in various situations.
  • Ability to transact tactfully and effectively with brokers, landlords, attorneys, sub-lessors, vendors, independent operators, and all Grocery Outlet employees.
  • Previous experience in real estate transaction management and/or underwriting in retail shopping center real estate highly valued.
  • Previous experience with interpretation and lease administration of retail leases.
  • Experience drafting documentation applying relevant information using templates.
  • Working knowledge of construction and property management preferred.
  • Capacity to formulate and interpret reports and correspondence.
  • Aptitude to calculate figures and amounts such as discounts, interest, and volume.
  • Valid Notary Commission or ability to obtain within 90 days of hire.
