Job Summary

This position is to provide general maintenance and repairs of facility and property structures with HVAC, electrical, plumbing, carpentry, painting, and appliances. Performs overall repair, general and preventative maintenance for the campus at large including Hales, Temple View Apartments (TVA) and Off-Campus University Housing. Ensures work order requests are completed in an efficient manner.

Primary Responsibilities

• Perform repairs which include HVAC, painting, plumbing, electrical, carpentry on all campus facilities including, single student housing (Hales), married student housing (TVA) and faculty and staff housing (University Housing) as directed by the Supervisor/Manager and by work order.
• Responsible for timely response to all incoming work orders according to priority standard set on response time.
• Update status of work orders in work order system including notes.
• Assists the Maintenance Supervisor or Manager on special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals.
• Prepare rooms for new and transferring students during our turnover time. Work needs to be done with quality and in a timely manner as we have deadlines to meet.
• Able to move furniture and install appliances often throughout the housing facilities.
• Assists in emergency work orders including those after hours, holidays, and weekends.
• Encourages positive tenant/staff relationships while working in direct contact with students and faculty, staff at all campus properties.
• Follow the established Standards, Trainings, Safety and Policies.
• Must be in compliance with work uniforms and using our PPE's.
• Must be able to take direction, be organized and have the ability to effectively communicate with supervisor, manager and customer.
• Responsible to notify management of findings which need solutions and remedies.
• Help train/grow student workers to comply/learn standards, codes and increase their knowledge of maintenance in campus facilities.
• Perform other duties as assigned.

Minimum Qualifications and Experience

• One-year certificate from college or technical school; or one-two years related experience and/or training; or equivalent combination of education and experience.
• Must have an open mindset to changes and positive attitude to reflect work as a cohesive team.
• Current Hawaii driver's license required.

Skills

• Computer experience needed to receive, review and send emails, review and update work orders, and perform basic computer functions.
• Must be able to multi-task and work well under stressful conditions daily.
• Professionally communicate with tenants, vendors/contractors and coworkers.
• Must be a team player to work with other full-time workers, other trade shops, and train students.
• Must be able to communicate well in English and have the ability to explain things correctly and succinctly.

Physical Demands

Subject to outdoor weather, gasoline-powered engines, fumes, caustic chemicals, airborne particles with exposure to high, precarious workplaces. Required to stand, have finger dexterity, stoop, kneel, and move or lift up to 50 pounds. Approximate starting hourly rate:
24.00 - 27.00
