JOB DUTIES:
A. Repair and Maintenance Work
1. Assists Maintenance Worker I and II with preventative maintenance/work orders on wheelchairs, carts, eyewash stations, daily utility and equipment rounds, install TVs, and program nurse call bell units and TV remote controls. May repair power lawn mowers, powered ATV vehicles, golf carts, kitchen appliances, small motors, and other auxiliary equipment.
2. Assists Maintenance Construction Worker I with hospital room repairs and replaces window panes, screens, door locks, door bumpers, bathroom accessories, wall coverings, hall way railing systems, linoleum and tile floor covering; repairs roof leaks with roof coating, shingles and mineral surface roofing paper; adjusts and rehangs doors; cuts and installs shelves /racks removes and replaces boards that are termite infested or rotted; sands, repaints or varnishes interior walls, shower walls, porches, steps, cabinets, sink tops, furniture such as tables, chair, chest of drawers.
3. Assists Plumber II in the installation, maintenance, and repairing of plumbing, water and sewer systems in offices, houses and other hospital structures; in performing plumbing work (e.g., replaces shower valves, hose bibs, lavatory, service, laundry tray and sink faucets, washers, stems, packings and gaskets, clears clogged toilets and drains, adjusts, repairs or replaces toilet flush valves, closet tank fixtures, seats, closet screws, manual work in laying pipe and close coupled closet bolts.
4. Assists Electrician I and II in performing electrical work (e.g., makes minor repairs to electric wiring; replaces fixtures, switches and electric outlets); mixes cement or mortar and makes minor repair; performs, tearing out rotted lumber, stacking materials and supplies, etc.; uses a variety of hand tools and some power equipment in the performance of work; cleans, sharpens and services tools and equipment used in the work; may operate a vehicle in the transportation of materials.
B. Groundskeeping duties and utility vehicle maintenance
1. Assists Groundskeeper with the upkeep of hospital grounds.
2. Routinely rakes, trims, mows, and weeds the hospital grounds and performs other groundskeeping tasks as required and assigned.
3. Provides routine maintenance to groundskeeping equipment, including cleaning, sharpening, and painting of manual tools, and the servicing of power tools.
4. Empties outside trash receptacles, disinfects, and cleans as needed.
5. Power washes sidewalks and equipment.
C. Other Responsibilities
1. Responsible for the availability and maintenance of utility vehicles. Checks oil, water, and fuel and arranges for vehicle servicing as required. Washes and polishes vehicles. Fills reserve fuel cans.
2. Communicates and interacts with patients, families, and other staff members positively and courteously.
3. Compliance with mandatory in-service requirements, e.g., patient rights, crisis prevention, annual mandatory health and safety, etc.
4. Maintains the strictest confidentiality of all facility and facility-related employee/patient information.
THE MINIMUM QUALIFICATION REQUIREMENTS ARE: Applicants must meet all of the following requirements. Please note that unless specifically indicated; the required education and experiences may not be gained concurrently. In addition, qualifying work experiences are based on a 40-hour work week.
EDUCATION: None Required. Graduation from high school or equivalent preferred.
EXPERIENCE AND TRAINING: Two years of work experience in performing a variety of building maintenance repair work or its equivalent combination of experience and training.
KNOWLEDGE OF: Basic practices and methods in the repair of buildings, including safety procedures; common tools, equipment and materials used in the carpentry, painting, plumbing and electrical trades.
ABILITY TO: Use the common tools utilized in a variety of building trades; do minor mechanical repairs; read and interpret sketches and simple plans; understand and follow oral and written instructions; perform heavy lifting, moving, digging or other manual work typical of the class.
