The Regional Director of Finance will direct the financial affairs of the development and operations of the Discovery Clubs in the Hawaii region, currently Makena Golf & Beach Club, North Shore Preserve, and Mohala.

The role is responsible for the Clubs' financial plans, its accounting practices, the conduct of its relationships with the equity partners, lending institutions and the financial community, the maintenance of its fiscal records, and the preparation of financial reports. In addition to financial reporting, they will work across all facets of the project to provide comprehensive strategic and tactical guidance and support to the development and project leadership team. This includes support and collaborative work between project leadership, along with managing communication and partnership with the investment board.

Key Responsibilities

  • With guidance from ownership, establishes major economic objectives and oversees the project finance and accounting operations including cash management, budgeting, and financial reporting for operations.
  • Responsible for roll-up of project budgets, forecasts, and actual results compared to budget on a monthly, quarterly, and annual basis through accurate financial statements and management reports.
  • Maintain the Project Business Plan and resulting cash flow models for timely and comprehensive short, medium, and long-term cash management to maximize project cash flow and returns.
  • Directs and coordinates the preparation of the budget and financial forecasts, institutes and maintains other planning and control procedures and analyzes and reports variances.
  • Prepares benchmarking and other analytical tools and ad hoc analyses for review by Senior Management and project leadership.
  • Direct the preparation of the capital budget and planning including leasing and other forms of financing, reserves, and replacements.
  • Cash management and treasury functions, including cash flow projection and analysis, banking, debt and handling of cash and short-term assets.
  • Evaluates and recommends insurance coverages for protection against all potential liabilities (general business, specific and unordinary risk, employment) and property losses, focusing on risk management.
  • Responsible for maintenance and compliance on all licenses in conjunction with other members of the project accounting and finance team.
  • Oversee the policies and procedures for effective project finance and accounting control systems.
  • Is familiar with the principles and applications of generally accepted accounting principles, the Internal Revenue Service and State taxation requirements, and assures recordation of all transactions in compliance thereof.
  • Coordinates the annual audit and tax processes along with project and corporate accounting and finance teams as applicable.

Qualifications

  • 8-10 years of progressive experience in operations, accounting, or finance within a business or business unit with scale and complexity; ideally within a resort development or mixed-use resort hospitality operation.
  • College degree in Finance, Accounting, Real Estate, or another related major required.
  • Experience with investor relations and/or management of multiple concurrent stakeholders.
  • Experience working both independently and in a team-oriented, collaborative environment.
  • Strong multi-tasking, analytical, and troubleshooting skills with ability to meet strict deadlines. Ability to conform to shifting priorities, demands and timelines.
  • Ability to travel as needed (25% - 50% interisland travel anticipated).
  • Desire and ability to gain knowledge of local, state, and federal laws and processes impacting the role.
  • Proficiency in Microsoft Office and accounting / ERP platforms; design and construction application knowledge is beneficial.
  • Ability to listen and respond to multiple players, providing feedback and recommendations as required to meet project needs most effectively.
  • Demonstrates respect for and appreciation of Hawaiian values, history and culture, understanding its implication in one's work, in fostering meaningful relationships, and in embracing the community served.

  • Must be able to work flexible work hours/schedule including evenings, weekends, and holidays. Long hours may be required due to business demands.
  • Ability to work in a team environment.
  • Ability to stay calm and focused during the busiest of times.
  • Ability to read, write, speak, and understand English; additional languages preferred.
  • Ability to meet the physical demands of the position including, but not limited to, working indoors and outdoors in all weather conditions, standing, walking, and moving for periods of greater than eight (8) hours, and lifting and carrying items sometimes greater than fifty (50) pounds.
