Job Description

The position holder is responsible for providing support to the Renewable Energy Project Development and Execution (RE PDE) Team on the different phases of the day-to-day processes in acquiring various permits, documents, lands, and rights of lands for transmission structures and road rights of way by planning, managing, and implementing to achieve the objectives of ARI.

The position holder oversees and organizes necessary documents, permits, and other requirements needed in acquiring rights of way over lands and practicing due diligence.

Outcomes Expected and Responsibilities:

  1. Coordinates with technical, engineering, legal support teams to identify potential routes for transmission lines and access roads that meet requirements, collaborating to identify pain points and legal risks, and executes plans based on the direction set by RE PDE team leaders.
  2. Supervises and manages the legal and commercial risks throughout the right of way acquisition process, ensuring ARI's interests are protected and project objectives are met transparently and sustainably. Activities include but are not limited to:
  • Gathering required documentation for land due diligence, screening, and land rights processes from landowners and government agencies.
  • Establishing due diligence and financial close processes for all property aspects.
  • Managing internal approval and document control for property agreements.
  • Providing visibility to the AVP on immediate concerns to enable forward planning.
  • Creating forums for discussion with internal and cross-functional teams to identify risks in land documentation and related information.
  • Liaises and collaborates with internal and external stakeholders to meet transmission line and road right of way acquisition targets, including:
    • LGUs and National Government Agencies for project endorsements.
    • Other government entities like DAR, BIR, DENR CENRO, Registry of Deeds for permits, clearances, inspections, and legal compliance.
    • Community leaders and private entities to address community concerns.
    • Conducts information drives and attends meetings to promote project acceptance.
    • Works with lawyers, engineers, and permitting agencies to assess site suitability and lead land rights acquisition.
    • Networks with real estate agents, brokers, and consolidators.
  • Oversees and organizes permit applications, ensuring completeness and accuracy, including all attachments.
  • Maintains and strengthens stakeholder relationships, mapping potential supporters and blockers based on engagement.
  • Minimum Qualifications

    • At least 4 years of relevant experience in real estate, energy, or law.
    • Minimum 2 years of project experience.
    • Bachelor's Degree in any 4-year course.
    • Experience in due diligence, basic assessments, and negotiations in land acquisition and conversion.
    • Understanding of contracts.
    • Strong analytical and planning skills.
    • Good communication and presentation skills.
