Property Managers - Are you ready for your next challenge?

The Department of Land Management, Asset Management Division is looking for an experienced multi-talented candidate who can oversee the City's Affordable Rental Housing Portfolio and diverse miscellaneous real properties, which includes commercial properties. You will be responsible for the development, supervision, management, and administration of all policies and procedures pertaining to the leasing, renting, or licensing of City-owned real property. In addition, you will be responsible for managing the City real property inventory, developing land management and property management plans for other departments, and providing oversight of the City's relocation program for tenants who will be displaced due to the City's redevelopment projects. Work with your subordinates to ensure that the City's properties are being used to their fullest and best potential. This is a supervisory position, so be ready to perform the full range of supervisory activities including, but not limited to, hiring, training, assigning work, and addressing personnel-related requests/actions.

EDUCATION REQUIREMENT:
Equivalent to graduation from a regionally-accredited four year college or university with a bachelor's degree. Work experience may be substituted for a bachelor's degree on a year-for-year basis. Such experience must have provided the knowledge, skills, and analytical ability normally gained from attainment of a bachelor's degree.

Education obtained outside of the United States must be comparable to a degree earned at a regionally-accredited college/university in the United States. In order to receive credit for the education, a foreign credential evaluation (FCE) must be provided. We also reserve the right to request further information about your academic program, evidence of comparability, or an original transcript.

EXPERIENCE REQUIREMENT:
Four years of progressively responsible professional asset management experience, which involved the acquisition or disposition of physical assets, including or supplemented by supervisory work experience.

Such experience must have demonstrated knowledge of real estate terminology; sources of information pertinent to real estate matters; the City Charter and laws, ordinances, rules, legal documents and procedures relating to the leasing, rental, sale and disposition of real property, the disposition of personal property and the relocation of displaces and other interested parties; market conditions affecting the value of real and personal property; principles of inventory control; research principles and techniques; principles of supervision, public relations and report writing; and the ability to plan, assign and supervise the work of subordinates; interpret, evaluate and explain laws, ordinances and regulations; analyze problems and make sound decisions and recommendations; plan, organize and conduct the analysis and development of lease terms and conditions; develop operational policies, systems and procedures and identify areas for improvement; write clear and concise reports; issue clear and concise instructions; maintain effective working relationships with operating personnel and the general public.

LICENSE REQUIREMENT:
Valid Hawaii State driver's license (Type 3), as required.
